  • Darryn Dunn

    Founder & Managing Partner

    Darryn Dunn has a career spanning more than 13 years in the South Florida commercial real estate market. He began his career in 2012 at a highly regarded local commercial real estate investment and brokerage firm where he worked directly with the principal owner of the company, working his way through various roles until ultimately becoming the Senior Director at the company in 2016. During his tenure, Darryn played the key-role in the execution of more than a dozen successful value-add commercial real estate investments, with a track record encompassing nearly 1 million square feet of re-positioned and managed properties throughout Palm Beach and St. Lucie Counties, resulting in significant value creation across the firm’s portfolio of owned and managed assets.

    Beginning in 2016, he also began working with a private family office to build its portfolio in South Florida, which started with a $4M flex project in Palm Beach Gardens, Florida, and today has 24 commercial buildings and over $150M in AUM which Darryn continues to oversee.

    Darryn has been recognized on a number of occasions as an industry leader in the local market, having been publicized in major industry publications including the Real Deal, South Florida Business Journal, and others, and having been recognized as CoStar Power Broker on a number of occasions, and in a number of categories.

    Darryn is a “born and raised” native of Jupiter, Florida, and in his spare time enjoys golfing, paddleboarding, and spending time with his wife (Rebecca) and young daughter (Emma).

  • Eddie Stiefel

    Founder & Managing Partner

    Ed Stiefel grew up in Paramus, New Jersey where he began his early career working construction and learning the ins and outs of the business from the “in the field” perspective. In 2012, with determination to advance his construction and real estate career to the next level, Ed relocated to Florida where he attended Florida Atlantic University studying Business Administration, during which time he started his own company (Preferred Painters) and began performing renovation projects for third party clients. Around that same time, Ed began acquiring his own properties, beginning with an Air BNB acquisition in New York City and several residential flip/reposition properties in New Jersey, Arizona, New York, and Florida which he built a contracting team and self-performed all of the improvement work.

    Ed has a proven track record of performing on mid to large scale improvement projects ranging from $200,000 to $1 million+ budgets, and consistently completing projects on time and on budget. His successes include multiple projects acquired at below replacement/market value, repositioning them, and thereafter selling on a cap rate basis or refinancing all equity out based on forced appreciation. With his unique combination of an extensive construction background and business acumen acquired throughout the process of multiple successful real estate projects, Ed brings a great amount of operational and project management value to value-add real estate projects.

  • Rebecca Dunn

    Chief Operating Officer; Broker

    Rebecca Dunn is the Chief Operating Officer at Hibiscus Development, where she leads day-to-day operations and oversees teams across multiple commercial real estate projects. With a background in investment analysis and project management, she brings clarity and direction to every phase of development.

    A licensed commercial real estate broker, Rebecca holds a B.S. in Economics and Finance from Florida Atlantic University.

  • Cole Wallace

    Associate

    Cole Wallace is an accomplished construction professional with extensive experience in residential and commercial development. Cole gained his expertise through hands on involvement in premier construction projects in Big Sky, Montana. He played a central role in the development of luxury custom homes at the Yellowstone Club and Spanish Peaks Mountain Club, overseeing critical aspects of the construction process.

    In the commercial sector, Cole specialized in rebar installation and structural preparation for large scale developments within the Yellowstone Club. His work encompassed foundation systems and infrastructure essential to resort-scale projects, demonstrating his proficiency in complex construction environments.

    Cole studied Finance at the University of Kentucky, blending construction knowledge with a strong understanding of project budgeting and operations. His background allows him to approach projects with both practical insight and strategic focus.
